Why You Need Buyer Representation... | | | We can represent you in the purchase of a new
home or land deal. When a Seller asks a real estate agent to market their property, an Agency relationship is established
and the Listing Agent owes to the Seller, several duties including loyalty, confidentiality, obedience, disclosure,
reasonable care, diligence, and accountablity. We owe these same duties to you, the Buyer, when representing
you as Buyer's Agent. The best part is, that in most cases, our commission is already built into the listing, therefore,
there is no additional cost to you, the Buyer! | Why Getting Pre-Approved For A Loan Is So Important to You...
| | | Imagine finding the property of your dreams after weeks of searching. It's absolutely perfect and
you want to put in an offer right away. You go back to your agent's office, write up a contract and send it over to the
listing agent.
The first thing they ask, "Can you actually afford to buy this?" A simple "yes"
won't do; you need a letter from a lender stating that you can indeed afford the mortgage, a pre-approval letter, before
they'll even consider the offer. In the meantime, another offer comes in from a buyer who was already pre-approved. It's
reasonable that the sellers would want to go with the sure thing…and that's just what they do.
This
scenario is all too common in real estate today. The best way to avoid heartache (and the headache of rushing around to get
pre-approval at the last minute!) is to get pre-approved before you even start looking. We have a longstanding relationship
with many of the top mortgage lenders. Their professional and friendly staff can get you pre-qualified with a just
a few questions asked over the phone. | Finding
the Property That's Right for You... | | | Now
that you have your pre-approval letter, you're ready to begin your search. As your Buyer's Agent, we will
help you brainstorm and prioritize a list of the features you desire for your new home, such as style of house, number of
bedrooms and bathroom and proximity to job, schools and other community amenities.
Next, we will ask
about items on your dream list such as a master bath with a whirlpool tub, a screened porch, or a wooded lot. The goal is
to first find a home that meets the essential needs, then as many of the extras as you can reasonably afford. A home is an
extension of who you are, and we want to take the time to get to know you and learn about your hobbies, goals and interests.
We take all this information and put it into the MLS, narrowing your search down from thousands of homes to a more manageable
amount.
When it's convenient for you, we will take you out to visit various neighborhoods and tour the homes
you've agreed upon. As you walk through each home, we will be able to point out the favorable attributes of many of these
homes, we may also be able to spot potential problems such as water damage, ventilation and finish work. Of course, this isn't
a substitute for a professional home inspection, but knowing what to look for before getting into negotiations will result
in fewer surprises.
If it's a land deal you're interested in, we'll research properties based on whether
you are planning on building a home, buying as an investment or plan to develop. We will research zoning, research price
based on recent sales, obtain plats and make sure that the property fits with your long term use.
| Making
The Offer... | | | Once you decide on
a property to purchase, you'll want to make an offer as soon as possible since many homes and land listings don't
stay on the market long. Before an offer is written, we will help you determine a realistic offer price based on our knowledge
of the market and on comparable properties in the area. Then together, we will decide how much to offer.
With questions of price, closing date and various other terms settled, we'll draw up all of the necessary paperwork,
submit it to the listing agent, and prepare to negotiate on your behalf. We have the experience, objectivity and skill
to represent you at the negotiating table, ensuring your satisfaction. | Satisfying
Your Obligations... | | | Under the terms
of the negotiated purchase and sale agreement, you have certain rights and obligations you will need to fulfill. If negotiated,
one of these rights is to an inspection of the property. We will advise you as to which types of inspections are recommended
or required and can offer the names of qualified individuals who have a proven track record with our company. Other issues
we can help you address include finalizing the loan process and getting insurance coverage per the terms of your loan, to
name a few. | Closing
